There is a crises of the global financial world and of the
lending based on the real estate. The balance between crediting
and savings has changed. By means of selfcare people postpone
purchases, what is more, they complement it by borrowing
credit. The long time advance savings is the precondition of the
borrowing credit in secure. Banks have increased the severity of
conditions of lending. More own resource is necessary for a
housing loan. The regulator task of the state is important both at
increasing the severity of preconditions of lending and at
regulating the real estate market as well as at stabilizing the
position of building industry. In this study I will show the
actions of the state influencing the real estate market and
analyse the effects of them.
